A big change lands next week… will it push prices up?

There's something in the air, and it's not just the smell of fresh cut grass and early magpie aggression. The spring market is officially waking up, and it's already got a bit of a bounce to it.

Buyer enquiry has picked up, stock levels are still tight, and we're seeing that familiar combo of early momentum and growing confidence. No panic, no FOMO, just steady pressure building underneath.

And next week? That pressure's about to kick up a notch.

From October 1st, the government is expanding the First Home Guarantee scheme. This means more first home buyers will be eligible to buy with just a 5% deposit and no Lenders Mortgage Insurance, and income caps are being removed entirely.

Translation. Bigger budgets, more competition, and a whole new wave of buyers entering the market.

We're expecting this to put upward pressure on prices, especially for homes in that entry to mid range, which, let's be honest, is most of the market right now.

A lot of these buyers have been waiting on the sidelines for the green light, and now they're circling. Just like magpies, they'll swoop in fast if they see something worth claiming.

So, what does this mean if you already own a property? Well, it means your place might be worth more than you think, and it might be worth even more once these changes roll in.
